Why is my Kia Niro not getting its advertised gas mileage?

I recently bought a Kia Niro and I noticed that I am not getting the advertised gas mileage. I am only getting around 40 mpg instead of the advertised 50 mpg. Is there something wrong with my car or am I doing something wrong?
